    Default Alternative lead capture and conversion

    Sorry, I didn't mean to make the title sound like alternative medicine stuff.

    But, the majority of us forum members here rely very heavily on our MLS search/access on our web sites to acquire leads from our web sites.

    Has anyone found an alternative to capturing or generating leads via the MLS search while still using your web site?

    I know many of the Craig Proctorites love offering free reports to capture leads, so that's obviously one option.

    I have a couple of off-the-wall ideas, but I'd like to see what everyone else suggests.

    But I will take a stab.

    I get 90% of my leads via my blog. My IDX is actually a minor lead generation. I find that the people that contact me via my blog are very warm leads. Must better than my IDX leads (as many of those want to search anonymously).

    Hey Shredder! I know this is a month or two old, but we are having tremendous luck with our Free Foreclosure List offer. We get an average of 8 or so per day extra leads.

    You can go to: http://www.melbournehomesearch.com/i...reclosure_List to check it out. We work these just like any of our Internet leads but besides my IDX, this has been my best lead generator. I'm always experimenting with new lead capture techniques. My next test is going to be separating our most popular neighborhoods into lead generation forms for more info on those specific neighborhoods.

    We still like to get most of our leads through our IDX system. These are always our best leads and the easiest to fit into my 100MPH Marketing system because they usually offer us more information. However, I'm game for all lead possibilities, I just have to make sure they capture what I need for conversion. You can capture a million leads, but if you have no lead conversion system, you might as well throw the money and leads away!

    Hey Scott! We just use the MLS since most foreclosures are now listed in the MLS. We are in the process of adding foreclosures to our IDX system so we can set customers up in our own system versus relying on the MLS. If you have any other questions let me know.

    I just setup the "Reduced Homes" section on my website yesterday. Not sure yet how it's going to work, but time shall tell. I'm offering the top 10 reductions on the home page and then the rest on a seperate page that lists all the reductions.

    Maybe it will put some sense of urgency into visitors when they see a good deal.

    Russ, how are you generating the reduced price section? On our MLS we have a section on the agent listing input that you can check REO or not, and my REW idx can pull that section of the form. Are you doing something like that?

    Carolyn I think you can modify your contact form for what Mitch has.It is just another page on his site. Take a look at the url and I think you can get that done easily or create your own. Blog about the list on your site a few time and have a separate page. I have mine Santa Cruz foreclosures and short sales on my front page as well.

    You should also put a link on your blog and blog about it. I suspect most MLS now have a separate field for REO as they are so prevalent.

    Mitch is right about the conversion, and that is one area I really need to get better on.

    Hey Gregg! I spend most of my life teaching lead conversion. It's not that hard, but it takes a good solid system along with a great work ethic to really excel in lead conversion. Even then, and we are excellent at it, we only currently close 5% of our Internet leads. My favorite stat these days though is that we show about 18% of our leads homes...once the market comes back we should jump our close rate to over 10%. Then I'll stop beating on my Agents!
