What counts in social bookmarking is participation. And by that I mean actually submitting stuff that has nothing to do with your site in most cases.

As for "automating" the process of social bookmarking with services like socialmarker I would stay away from. As you wouldn't want your site blacklisted from social bookmarking sites. Besides most of those sites with the exception of tipd and propeller and mixx would not have any interest in real estate related bookmarks.

Using the auto submitter a few times should be o.k.

Social Bookmarking is an effective way of driving traffic to ones site but I think it is much better if you submit a link manually than using auto submitter

Social bookmarking helps a lot in getting backlinks to get ranked. It is necessary to get registered on good bookmarking sites but be sure that you won't duplicate your post. There are list on google if you search more site for bookmarking.

yes, we must aware with social market because they doesn't inform you that They will use natural way or spam and as you know that spam doesn't like Google.

The manual bookmarking is very labor intensive and something that can be outsourced to some degree for the price of a latte.
