    Default Long ad copy

    Is anyone here doing long ad copy for each listing they have? I have only seen it done very well one time before. The agent writes about 300-500 word articles for each of his listings (which are all very nice and high end).

    Does anyone else have success with this? I'd like to implement it, but the problem I'm running into is trying to figure out how to capture leads off this long ad copy. Anyone have any ideas on how?

    PS: I have a couple of ideas for capturing leads off long ad copy, but I want to hear what everyone else says before I steer the conversation.

    Why wouldn't you want to add good content? I would think that anytime you can add fodder for the search engines to eat, feed it...

    Thanks for the replies. I had a couple of ideas, but the one I'm most leaning towards is not showing the typical MLS table of listings that every single damn site on the net is showing. It's so boring. I mean honestly. In my 3 years of selling real estate - buyers rarely pick out a home based on number of bedrooms/baths/square footage/ and price.

    They always pick out a home or property based on benefits (oh this is so close to the good elementary school, or we're really close to the playground, or my parents are nearby so we don't need a baby sitter).

    So, my idea is simple. Write a long article (500 words or so) for each of my listings emphasizing benefits of living at the home instead of just listing all the yucky brick and mortar features. Tell a story. Make it very easy for them to imagine enjoying the home/property. Don't force them to make the leap on why having a public pool is a benefit. Paint the picture about hosting their kids birthday parties there, etc..

    I had a Realtor friend of mine up here sell him own home. to do so he made his own web site for it and talked about how his family loved living there, the kids enjoyed the large back yard, wife loved cooking in the kitchen, etc... There was music and a slideshow that went with all of it. Overall a nice little story. His place sold in 3 days in our slow market. For him it seemed to work well.
