I am sure we all are seeing the same thing in each area, more homes for sale and prices coming down. I am sure we all do our best to price right out of the box and stay on top of it. Sometimes there are those talks we need to have with sellers and sometimes the average comparables and looking at numbers dont work, then what? This "script" has worked very well so far and just wanted to post to share and see if anybody else had some ideas to share with the REW people. Its always good to take ideas and mold into our own style to get the job done Anyway here is one to start that has worked well, hope to see some others. I guess we could always just say "hey - reduce"

“The Two Month Talk”

I’d like to talk about the next two months. We are still in a declining market. It is difficult to spot a trend when you are in the middle of it. But if we look back 3-4 months and look at today we are in still in a declining market.

If we continue to move in our current direction the TRUE MARKET SALES PRICE for your property will be considerably less in February and March than it is now. We may be able to circumvent some of that loss by getting your property sold in the next two months.

Once we hit November 1 we start to deal with weather and holidays.

Predictions by many are that the first signs of improvement may not be until the 2nd quarter of 2010. Many expect 2009 to be similar to 2008.

My question is “How important is it for you to get your property sold?” We are not going to see the market turn around in the short term. If you must sell the house we need to reduce the price to______________.

If you are OK with keeping the house it may be better to take it off the market.

Had I given this advice in September of 2006 and the seller had taken it, it would’ve been excellent advice to take.

Had I given this advice to a seller in September of 2007 and the seller had taken it, it would’ve been excellent advice to take.

If you don’t have to sell it doesn’t matter. But if you do need to sell we need to reduce the price.
