    In our market (University of Florida student market, niche apartments within walking distance to the university where commuter students cannot park near classes), we were all doing quite well three years ago. Then news spread that Gainesville was one of the top student markets, and a bunch of national companies came in and built new apartment complexes. At the same time, UF cut back on enrollment. With the high increase in supply and the small decrease in demand, we were recently cited as one of the worst student rental markets in the country. My particularly company offers luxury dorms, apartments (both cheap and luxury; we have a range) and historic houses, so we have something for nearly every potential renter who walks in the door. But certainly, the market is not what it was 3 years ago.

    rental market is about the same... some homes/apartments are open but go quick!

    Totally unrelated, but i use postlets.com and my response has been phenomenal. If i was charging, i would have gotten both ends on both rentals in under 2 weeks.
    I am a Tempe Real Estate agent, and I have been specializing in Tempe Foreclosures for several years now. I am also a market specialist in Chandler Homes for Sale.

    i guess I need to look at postlets... i do love craigslist though.. but they are stating to charge for some categories.

    renting biz is doing great on residential side, vacany rates for commercial here in Dallas are high though. I run an apartment locating business as well and have seen sharp increase in rental inquiries this past quarter.

    Now a days rentals are decreasing alot and income of the owner is reducing tremondously, any way owner should be bare it.

    My landlord raised my office rent 6% and my lease has another 6% increase built into it.

    How long is your personal lease for? See if you can re negotiate now by re upping the lease. In other words, even with the commercial lease, ask to renegotiate it and extend the term when you do.

    Remember, ya have to give a little to get a little.

    I have one year left on a 3 year lease. That's a great idea to negociate now. I'd be happy getting an extension without any increases.
