    Default Daily Market Stats on Home Page

    I have a little section for daily market stats on www.luxurysarasotarealestate.com. I want to make REW automate it. What market stats do you think people would care about? I am limited by the inforamtion in the IDX data file. I cannot show pending or sold information unless I do it manually.

    Any ideas?

    # of homes for sale
    # of condos for sale
    # of homes for sale in (city)

    Marc I like what Josh Keen has on realsourcebrokers. Jim Olenbush has a more narrative format on his site.

    What you have on your site seems very good, but I'm sure it would be more helpful if automated.

    I've also noticed some IDX feeds seem to take a high low, average and median price that gets calculated based on the user's search criteria. Might be useful to some people searching and more immdeiate to what the user wants to see (inventory).

    I do not have it on my main page but I do have a stat page set up with Active Listing counts for single family, condominiums and so on.

    I wish I could post sold date but we are not allowed to do so as we do not have that in our data feed from the board.

    Is REW offering something like this for MFRMLS? I would love market stats or a way to show SOLD prices by community or neighborhood.

    Maybe there's a way to show a chart/graph of how this year is doing compared to last year. That way people know which way the market is heading.

    If you did want a automated market stats - I think you would need to have an IDX feed ( so we could gather the data ) - I do not believe that MFRMLS offers any sold data at the moment.

    When did Buyers become analytical? I think you would be doing a dis-service to yourself and turning away a lot of potential buyers with stats.

    I feel the same way about all those people that put Mortgage Info in a home. Nothing better than taking a warm fuzzy feeling about a home and throwing it away by shooting them with a dose of LOOK HOW MUCH this house costs you! And of course you use the Asking Price which makes it worse because in reality...it will sell for less.

    I use stats for Sellers to bring them down to the real world.

    Remember: The more we GIVE AWAY, the less we are worth.

    Does the FVREB offer this type of feed? I'd be very interested in adding something similar.

    I disagree with a number of points on your stance here. First of all over time we are going to see the online side of real estate get more social and those that start communities are the ones that will prosper. Making available sold data puts you in a position that makes your website a better option to spend time on. This will make it easier for you to develop your community.

    Next buyers are very concerned with market data right now. No one wants to be the one that was made a fool. In addition buyers are wanting a more open transaction process and delivering the data shows that you are making an effort to be the guy to bring it forth. I would say that market data has never been more important.

    The idea that if we give to much away we will have far limited value is just silly. Most people want an expert and the majority of the population really does not want to analyze the data themselves. Having access to it makes them feel more comfortable like someone is not hiding things and trying to scam them. Being the leader in providing such data and an occasional translation of the data puts you in the position of being the expert.

    Now strictly from my opinion our entire value as agents is in holding a consultant roll. I personally do not see how anyone could possibly think that opening doors for people and being the only place a consumer can access raw sold data is not really worth that much. It is our ability to interpret the data and knowledge of the community happenings is what has us bring value to the table. Add to that hoarding the data is in essence anti-competitive behavior. This is not good for the industry and will bring our fall if it ever occurs. Holding to a protectionist ideal will assure ones failure in the end.
