    With the shift in advertising from the print media to the internet becoming more obvious every day, thats the biggest change I've seen in the last 15 years. However, one of the most effective advertising tools available to Realtors today, hasn't changed and won't change anytime in the future...Yard signs.

    The cost of putting one of our for sale signs in a yard hasn't really changed that much over the years, and can be used over and over. There's no question that it's very useful for buyers to find homes available in neighborhoods they desire, for agents to find the home easily, and for all the other reasons mentioned above. Because of the low cost and it's effectiveness...signs will remain as a marketing tool for years to come. Don't forget It's also part of branding and a way to advertise our web address.

    With that said...look at the cost of what we pay for Internet hosting for one year vs the huge costs of our print advertising that has a shelf life. Look at all the huge newspapers that are in bankruptcy, and all the magazines that are struggling to survive, yet the cost to advertise with them has soared...

    When I first started learning about selling property I read that signs account for 30+% of sales. I was not sure if these statistics would be the same for me here in Cyprus. I have kept track of where I get my leads and sales, and so far, around 40% of my sales were the results of the signs.

    I don't get people who don't want to put signs up. It's one of the best things you can do to sell a property. I'm big on decorum so I intend to design my own signs and use the brokerage logo.

    Sometimes sellers have expressed discomfort in the neighbors seeing the sign...as if they wouldn't find out eventually anyway. I always tell them its best if all the neighbors know your selling this house because they may have a friend who wants to live here.

    I totally agree. We never know who drives by just searching the neighborhood.

    Yeah the signs are for people driving by and when the sold sign is up top that is a great way to get new listing clients.

    What percentage of your individual sales are generated by signs would depend on what other ways you have to generate leads.

    NAR says that the 15% of sales are generated by yard signs.

    I'd put a flashing light on the sign if I could! Yes, once the home is sold or even under contract, its good to put a rider on the side advertising that because this will help you get listings in the neighborhood.

    Question: Who would like to put up a Free Billboard on my property?

    I hope you all would jump on that request because billboards are a great source of brand building. The more sings a Seller sees, the easier your job of selling your service. See, people like to follow the crowd. Everyone is listing with St. Lawrence Properties, their signs are everywhere. I better list with them too.

    So someone asked if we have ever sold a house from a yard sign. Lets look at 2009. Yes I have, not the house the sign was on, in fact the sign they called on was a For Rent sign. They were just curious...they went into contract within 60 days on another property I showed them (not my listing)

    Then I have another deal where they saw my yard sign, called on the property, didn't like the asking price, but they hired me as their buyer agent a week later. Sold them a house two counties away.

    So in 2009 (and we just passed the 1/2 way point), I have generated over a half million in sales due to two yard signs.

    Still not interested in putting them up?
