    We have different campaigns for different groups. For instance, an active lead is going to get a different campaign than a lead with no phone or a bad phone number. All of our drips have a purpose.

    The key to drip campaigns is not always how often you send them, it's how relevant the information you send. I have seen so many canned drips that are things like "gardening tips" and stuff like that. I believe that's just junk that has not useful information for your buyer. All of our drips have information that they can use for their move or to get them to contact us.

    Lastly, when doing your drips, they need to be a paragraph or less. Keep them short and sweet. I have one of my members that is sending out a book every time I get a drip from him...about once a month. Books don't work as your leads attention span is just a minute at most!

    Your drips need to be real and from you. I have looked at tons of canned drips and they all seem the same to me. Top Producer is the king of the cheesy useless drips if you ask me. They are a good example of what not to do. No fluff. Keep it real. That's my two cents!

    Diddo that! IMO content is more important than frequency...you want to be at top of buyer/sellers mind but not with gardening tips. Once in awhile I'll get on a mortgage officer's drip. Recently this one guy was sending lawn tips, how best to change a light bulb etc. What an insult to my intelligence. I want something relevant to the market. Another guy kept sending me stuff relevant to the recent housing crisis and I called him to see about refinancing our home. I would expect my buyers/sellers would want the same.

    I require sign up to view details. By this time they have already entered a search and these are the details used in setting up their search. Right now I have over 2,000 people getting auto updates from the mls.

    We don't do drip email campaigns. How would you like to stop by a car dealership to check out a car and all of a sudden start receiving their email campaign on changing oil, tire rotation, top 10 reasons on why you should buy a car now, etc, etc. Will you think more of that dealership or less? In a positive way or a negative way? Same kinda logic here. We've gotten so many leads that once belonged to our competitors because they can't stand the junk mail they get from them. The only email they get are auto notification from the MLS about properties fitting their criteria. That they love.

    I don’t have much experience with drips but I agree if someone sent me a bunch of cheesy canned stuff I would be annoyed. However, what do you all think if relevant things were sent out such as when mortgage rates drastically change (like a few weeks ago when they went down about 1 ½ %. Send buyers a quick paragraph and a link to more info??? And perhaps for 1st time home buyer group – if you had them on your list at the time sending them info when the 1st time home buyer tax credit first came out…and “hey thought you might find this of interest” links to related current info about the tax credit and/or link to forms

    These are just some things I’m thinking of doing once my site gets up and running in next few weeks.
