Well see I don't know that. All i want to do is to be able to link up to our mls and have searches availble. I don't know if that makes any sense.

I would suggest contacting your local MLS and ask them what methods they offer/allow for displaying MLS information on a website.

For instance, VOW (Virtual Office Website) and/or IDX (Information Data Exchange).

There are basically two ways to set up an IDX: framed and integrated. The NWMLS offers both to their brokers.

    1. Framed IDX - Obtain the IDX url from the MLS and create a page on your web site to hold it. Pros: inexpensive and quick. Cons: Not very attractive, no user interactivity. Example of IDX in an iframe

    2. Integrated IDX - Download the raw IDX date on a regular basis and convert the date to display on your web site. Pros: look and feel of your web site, Multiple user features and interactivity. Users can register and save listings, email listings, set up appointments to view the property, use calculators, map locations, etc. Cons: Database backend, cost of programming. Example of integrated IDX

    Additional IDX information

VOW is different and there are additional costs.

How does one go about using (create) an integrated IDX? Can someone please point me in the right direction?

Contact your local MLS and tell them you want to download the IDX for your web site. Most, but not all, MLSs allow their members to do so and have established IDX procedures. They will most likely require you to sign a non-disclosure and confidentiality agreement. Once you have access to the IDX you can customize it for your web site or hire a 3rd party to do it.

If you do it yourself you will need to set up a database and tables like MS Sql or mysql with your host, convert the raw IDX data to the datatbase format and code the webpages. You can also hire someone to customize it for you or you can purchase a out-of-the-box solution.

Can you advise on some out of the box PHP/mySQL based solutions that would save me the hassle of doing the programming myself, and would be a one time hit from a cost standpoint (i.e. no recurring monthly fees)?
