I would look for a more stable real estate market and search for value purchases that will cash flow for you. In my market I am currently buying a home and I am getting a great deal on it because of the sellers situation and the fact that buyers are nervous about the market.

In this market just figure out what you want and make an offer. The worst they can say to you is no.

I would say to hold off a bit if you are planning on buying anything in a city heavily reliant on car manufacturing.

Since the country is getting older I would look for cheap properties close to food, drug stores, and appropriate senior living facilities.

Mini homes in retirment parks in South Flordia. They are going for around 30k now and 2 years ago they were going for 150k and should be back there when the market rebounds. You can rent them out to Canadians in the meantime.

I've seen some condos cheap in Florida. I'm wondering how the rental market is down there?

What's a mini home? I've never heard of that.

Well it depends with you, where do you want it to be? I can offer you properties you can actually afford. But it is a crucial decision to invest in a real estate.
