Default If you had $100,000 to spend on marketing..

If you had $100,000 for marketing where would you put it?

Now this is not real but just a curiosity but hypothetically if won a real estate lotto and were given $100,000/yr to use ONLY towards personal marketing/promoting (including working on your web site) where would you spend the $?

I would probably do $50,000-$60,000/yr towards web sites and web site add-ons and $40,000-$50,000/yr towards post cards. At $4,700 a month I can get the local print company to deliver 100,000 over sized post cards and I currently do like 10,000 every other month. Newsletters would also be something I would figure in to that $4,700/month.

Just curious what others feel are the most important to generate sales via personal promotion, websites, postcards: "free home evaluation cards", "thinking of selling your home", "just sold in your neighborhood" etc etc, even advertisements in the local paper advertising your business/service but NOT a particular home you are selling.

This is not limited to just web sites and post cards but I want to make it clear that the $ can't be used for advertising a listing in the paper or similar, just marketing/promotion of your business.

Hope it makes sense and it will help me figure out what is the most important to others here.

$50k on a new blingn' website and $50k on new car. I actually don't need a new car, but that would be fun

    I'd probably allocate 90% for internet/websites.

And the rest would get split up on traditional marketing methods/promotions.

Well we allocate half that amount so over 2 years we've spent that. 85% of this is for print (full page weekly) post cards ( 3300 ) bi-weekly to the same homes all year. T.V. ( local cable show 1 hour bi-weekly). The other 15% is for website and misc. stuff like sponsorships and stuff. All of our marketing peices and ads have direct response messages to drive trafic to our site, so I suppose we spend more then we realize on web promo. This has worked well for us so far and hopefully we will be able to add to it soon.

Oh yes... Morgan would be very, very happy if I had $100K solely for marketing purposes which I would apply to core marketing such as websites.

Which in turn... would create an even higher marketing budget and then concentrate on RGM such as postcards.

Right off the bat though... I would take the $100K and put it all in a project I have in mind which will involve multiple agents. Morgan would easily get $50K to develop the site and the other $40K would go to marketing the site (domain) in various other marketing avenues ...

$10K would be needed for me to set aside so I could solely concentrate on getting everything up and running which would take at least three months along with finding the right agents (At least 10) to follow the plan....

Of course.. I would hope my partner could take care of everything going on right now while the plan was being implemented.

Or... I could do like one of my old Brokers and buy a country club membership, play golf all day and attend social functions to generate business and use the $100K as a "marketing expense"... LOL!!

I would spend my $100,000 for marketing as follows:

    - 40% on the web and Internet SEO/Marketing.
    - 25% on print advertising. (probably TREB)
    - 20% on mail-outs.
    - 15% on past client follow-up/newsletters/year end party.

I would also strongly consider using a portion of the money off the top to hire a full time assistant to help implement all of these things without effecting my current business and allowing me the time to continue my growth.

    $100,000 for marketing.....

10 REW template sites w/ idx. Don't even know what they cost anymore. $1500 - $5000 each?
A good writer to fill the template sites with content.
Hire seodisco or some other SEO guy to promote them.
Hire secretary to answer all of the calls and e-mails the sites bring in and hand them out to a team of agents.

Sit back and relax at home and collect the commission checks while working on classic cars & playing w/ my daughter
