    Of course you screen them. The short time I did residential (years ago) I sold more houses from the website that I had created than any other form of advertisement. I did virtual tours of the properties. I think that was a plus for me. Now of course I did local advertisement to get people to the site.

    The answer to this question is Drip Email. I have several different campains based on where they request info on my site. Each email is sent out on a preassigned time frame and the emails are all prewritten to encourage dialague from the prospect. I get a lot of prospects responding to these emails as if I had just sent them. One very important component of any follow up system is to actually call the prospect. If a prospect gives a phone number you need to call them to just see if they have any questions. Do not try to Close them on meeting with you, or getting pre-approved. You can offer some of the value added features like listings by email. But make sure you have an idea what they are looking for and ask them if they

    I'm really glad I read this thread. I receive tons of full info contact forms filled out on my site but I usually just email them back & add them to my newsletter & mls emails (if they say what they are looking for). I must say though, that a lot of the forms say that they are "looking for a good investment deal". Aren't we all? I get about 90-95%of my business off the websites so its working but I think if I follow up with a call my lead to closed client ratio would shrink.

    Do you all agree that its best just to call & see if they found what they are looking for, if they have questions, etc? I read in another thread to "set an appointment" but most of my leads are out of state so this isn't feasible.

    I don't want to be pushy and drive clients away but at the same time I want to stay in contact with them enough to keep me one their mind when they are ready. If they give me a phone # its good to use it right?

    Thoughts? Suggestions?

    Precisely, people seem to have little reluctance to register for MLS search, but I rarely get people to contact me through the "Contact Nickie" form or to just register on the site.

    As I mentioned in an earlier post on another thread, I am surprised at how many people will just send a direct email to me opposed to using the Contact Form. I guess they are afraid that by using the form they will be subjected to an onslaught of emails.

    If you don't mind my asking how much business do you do? What percentage are listings and what are buyers? How many leads do you get in an average month and whats your closing ratio?

    I hope I'm not asking you anything you don't want to share but I'm new to getting business on the internet and wanted an idea of what possibilities there are.

    Great point. On some of the websites that I have designed for different industries the owners main concern was just getting in touch with people. Then over the phone or in person he/she can qulify them all they want. The most important part was taking the first step.
