    Default Script for Web Follow up

    Okay so I am really starting to get discouraged on my lead follow ups. I got four leads yesterday on my site but I don't really know what to say on the phone. I guess I am "winging it" and I know NOT to do that, but I don't know what script to practice, so I'm not winging it.

    Can any successful Realtors, when it comes to converting webleads via phone or email, give me some sort of script that you have used that worked well for you?

    ask them when they would like to view the property they requested information on. Your goal should be to get them in a Face to Face meeting in a more personal setting where you can sell them on property and your services.

    I always wing it because I hate canned speeches, but I have been doing it for six years. My goal is always to figure out if they are qualified, ready to buy, and if they have already signed a buyers agency agreement. If they are a good lead, then I try to get a face to face.

    Personally I think you are better off if you let your website qualify them.

    Let your system sort out the 'tire kickers' before you waste your precious time.

    There really isn't a great script but I will give you an easy tip. Treat an Internet call no different than you would treat any referral. For instance, if a person refers a friend to you that you never met, how would you handle the call? You would first find out where they want to live and how much they want to spend as well as all the other normal questions about the home they want to buy. It's basically the same phone call.

    The phone call is key to converting internet leads. I can tell you, based on my agents successes and lack of successes, that the Agents who do a good job, not even a great job, but a good job of initial phone calls and follow up, always sell more homes than the ones that don't make their phone calls. The stats are about double the sales for those who call verse those who don't.

    Just relax and have fun with it. It's amazing how easy this is if you just have a good time. If your email follow up system is set up properly, your call will not be a cold call, it will be a warm call. Out of our many thousands of leads, we very seldom get anyone upset that we call. Most are very happy we call and are glad to talk to us about buying their new home!

    I have listened to my brother book so many appointments it isn't even funny. What I can tell you is that going for the appointment in your office is always the best. You can sort out the tire kickers right away. It is about taking control (nicely though) and asking them questions that let them know you care but that your time is valuable as well.

    I say make the call, tell them that you're here to help, and let your personality shine! You'll think of something to say. And I also agree that the goal is to get a face-to-face meeting.

    I agree with Del Mar, be yourself! And don't forget to relax, that is the most important part. I just have trouble relaxing.

    People will see right through a canned speach.

    Are any of you using a Lead Coordinator/Manager or a VA to follow up with leads? Specifically IDX registrations that provide a phone number.
