    Default Do you need to be an agent or broker to have IDX on your website?

    I'm not an agent or real estate professional, but I do have a great interest in real estate. I would like to create a website that has listings, and from what I understand, IDX is the best way to do it. Am I allowed to use IDX if I'm not an agent or broker? And if I can't use IDX, is there an alternative?

    I believe that each MLS has it's own rules for posting the information. Typically if you are not a broker or agent it is much more expensive to obtain the information. The idea being that if you are a broker you are allowing other brokers to post your listings and therefore you are allowed to post theirs. I would contact the MLS association whose listing you would like to post.

    To have access to IDX you will need to be a broker in some MLSs and in others you only have to be an agent. You can however have a VOW but it is much more expensive than the cost of gaining an IDX.

    Also, some boards allow you feed access through your broker if they don't allow feed access for agents.

    If you are not selling real estate as an agent, what would the purpose of providing an IDX solution on your site?
