    Default Ethical question

    ethical question.. I do not think any person on here has a problem calling expired listings about getting new listings, correct?

    What about expired listings that you want to purchase? I saw a home that I might want to buy, and today it is withdrawn from the market. WWREWD?

    Contact the agent, and ask what's up?
    or
    Contact the owner?

    If it is expired, then I don't think anything against the union rules prohibit you from contacting the seller directly.

    However, do SC listing agreement say anything about a protection period about purchasing property within this time frame?

    clarification the property is "Withdrawn Temp Off Market"

    If I had found the property in the expireds or withdrawns I would not have any problem. Only reason I am asking is because I found the property on trulia (not the MLS), ask the tenant about the property, and today when I looked on the MLS it was withdrawn.

    How about you go door knocking on the whole street that the house is on? You may get a guy that wants to sell and it may be the expired house........

    The part I had a problem with though is where I originally found the house. If I found it on the MLS, trulia, the sign, etc... all of these places were by the efforts of the listing agent.

    There seems to me there are a lot of gray areas of real estate, and I am slowly trying to learn them.

    Personally I would contact the other agent. If you are doing both sides of the transaction and you are also the buyer there is potential for issues anyhow. It needs to be made very clear that you are only representing yourself.

    If you work through the other agent you don't need to worry about this plus it will help keep from causing bad feelings between you and the other agent.

    I would contact the agent. You don't want to burn any bridges that you may need to use ing the future.
