    Default Question about property alerts

    Here's the scenario I have a question with:

    user registers (no phone number)
    says yes to receiving alerts
    views a total of 7 pages (only one property appears under Listings tho)
    does not set up a saved search

    Question:

    Will the user start receiving alerts automatically?
    If not, do I set up the alert for them based on the one property they viewed? That does not seem like enough information.

    I believe your LEC defaults to auto generate a search after they view 20 properties* based on the properties they viewed under the listings tab.

    That is a personal decision for you to do that or not. I know I would not.

    * I would pay more attention to figuring out whether a visitor has to view 20 properties in order to get an auto generated search... i.e.; maybe 20 is not the right number based on your market size, number of homes for sale, etc. IMO, the goal is to have the system work automatically for you.

    Yes, my system requires they look at 20 before they get an auto alert.

    Seems like very few people are opting for the auto alerts and those who are looking at lots of properties are opting out of the auto alerts. Very frustrating.

    I'm thinking about taking that question out of the registration process and having it default to yes.

    You may want to consider getting a snippet made for the "Yes, please send me listings that match my saved search criteria via email " so you can experiment with verbiage so they don't uncheck the yes box. It might make a huge difference depending on what is written there.

    Interesting thought. I hadn't thought of that.

    In that case how would you go about setting up the saved search (assuming they looked at fewer than 20 listings)? Would it be a matter of studying what they had looked at and then choosing the best search criteria? Or is there some other way of doing it that I'm not aware of?

    auto generated search? What the heck are you talking about? Do I have any control over the settings (i.e. 10 versus 20 listings viewed in detail) or do I need to make a work order?

    Is there a comprehensive pdf file or post on what the lead manager can do and how it works? I still use Market Leader for campaigns and very infrequent large emails, etc. but I'd like to save the $600 if the REW is as functional.

    The new website is getting 15-20+ registrations/day. Damn I need some buyer agents. So frustrating.
