Thread: Property Management software

    Default Property Management software

    If anyone is doing large scale property management (>100 units) and is using software they can recommend, please reply (or if you know of any).

    We are currently in negotiations to expand our PM services and our current software (I wrote it quickly to get the office off the ground), is not robust enough to handle the expected increase in volume.

    I don't have the time nor desire to expand our system myself. I just want a canned package either for lease or purchase.

    I've found quite a few products. However, after analyzing a few of them it is clear that identifying the type of business will significantly increase/decrease the cost of this software.

    Example: For short term rentals - There are quite a few products and many of them are priced well above $20k.

    Yet for long term rentals there are products available for under $1k.

    We are having extremely good luck with Propertyware. If you are managing multiple scattered site properties, this is a great software solution that is very scalable. We have been running this software for just under a year now and manage just over 200 properties. We started with DIY RE Solutions...which is absolute crap, never ever use it.

    I've got a few additional links for other software, but they are way too expensive for my budget ($20k+). Perhaps someone else can use them?

    Once I've completed my analysis of the packages, I'll have a list of providers. If anyone wants the list, pm me and I'll forward it along.

    I am curious to see how all stack up to Propertyware in your opinion...If you are doing vacation style rentals in PCB there might actually be a better software, but for traditional rentals I'd be shocked.

    It's actually a combination - long term and short term rentals, so the complexity increases because of that.

    For one of our sites we are using a freeware software called, Realty Manager that my programmers simply made changes to to meet our needs and it works quite well.
