    Default Number of Unique Visitors Per Day

    I've been working on the SEO for my site for about six months and am currently receiving an average of 25 unique visitors per day. A big improvement from the 1-3 I was receiving before SEO. I would be curious to know how may unique visitors other people are receiving in metro areas. Is it realistic to set a goal of 200 visitors per day for a real estate agent website or is that unrealistic?

    I would say for a moderate size area - doable w/good rankings - large metro area 200/day much too low a goal.

    That is the main reason I spend what I spend on Pay Per Click and in detail, Homegain's Buyer Link program. SEO is unpredictable and PPC is totally predictable. By following a PPC campaign, you know that you will be able to generate X amount of leads and X amount of sales. Even though we have recently launched our SEO program, I will never stop my PPC program because that is my base and this program has built us into the number 1 buyer brokerage out of 500 offices in Brevard County Florida.

    I believe you have to have multiple marketing campaigns to become successful in this business. We currently have our IDX capture campaign, Foreclosure list campaign, market analysis campaign and free listings update campaigns. This has kept us converting leads in the 15+ % range.

    I think SEO is far from unpredictable - plus it would be SO hard to replicate longtail searches with PPC - yes buyers/sellers respond with certain keywords - but you can get a serious prospect just as easily from a longtail term.

    I don't think there is anything wrong with PPC - it seems to work great for you Mitch - just really don't think you should dismiss organic leads as unpredictable.
    BTW - I'll get around to contacting you at somepoint-a lot of my friends say great things about your system - just not quite there yet but will be soon.

    200 a day is very realistic. Keep up the good organic work - it DOES pay off.
    Even being in the top-ten will show you some great results.
    What I normally do, I use the Google keyword tool found here: https://adwords.google.com/select/KeywordToolExternal -
    I'll check the terms I am optimizing for, see what the average amount of searches per month is, and then gauge my traffic success by that.
    For example, if a term is searched for 5,000 times each month, and one of my sites is catching 3500 unique hits per month for that keyword, then it's a decent measure of success.
    But also, it's important to remember: you can have all of the #1 SERPs placements in the world...but if it's not helping you with leads or sales...then it's not doing a bit of good.
    Getting the traffic is only half the battle.

If we did that just from organic leads, we would be selling $650M and need a warehouse of agents. The problem is getting agents who can do both proper lead follow up and have the ability to close. Getting traffic is the easy part.

    Mitch - not only are you attempting to derail the thread here, but you are dangerously close to being accused of self promotion - we really don't appreciate folks hijacking threads with their own agenda and them attempting to remove the discussion from the boards by "feel free to contact me" posting.

    If the person was wanting to know about PPC he would have asked (and in the PPC forum) and if you are going to participate here, then you participate here (as in provide information as posts here on the board, don't attempt to take member discussions away from the board please)

    Now to get it back on track - 200 is WAY to low for a large market - we have SEO customers and campaigns that run between 800-1500 unique visitors per day. Minneapolis (because I used to do the SEO for igotrealestate.com) can produce upwards of 500 uniques easily

    Firstly, sorry if it looked like self promotion...wasnt my plan. Please accept my apology. My offer to help was not meant for anything but to help people. The people that know me here no that I am always available to help people whether they are a member or not. That's just me wanting to help people.

    OCTTeam - My goal of 10% conversion rate is from leads to sales. Right now we are capturing leads at a rate of 15%. If I had $650 million in sales I would need a heck of a lot more than a team that's for sure but I would figure it out!

    I just reread my thread and I guess I missed my point I was trying to make. My point was really geared toward generating traffic to your site and the amount needed to be successful. I'm not sure where my mind was when I wrote that...hmmm. Anyway, to get back on track. The reason why I use PPC is to get my traffic to my site to where it needs to be able to produce enough leads for me to feed my staff. For instance, I know that I have to generate 40 leads per day for each of my Agents to get 2 leads daily. Therefore based on a 10% capture rate (which is what I use to figure my numbers), I need to get 400 Unique Visitors per day. How I get that traffic is not really relevant to me, whether it's seo, ppc or my affiliate marketing programs. Whatever works is all I care about.

    Carolyn - I guess SEO can work great when you get it up and running. I see that from many of you guys and is why I hired Eric Blackwell to do my SEO. I have seen so many bad companies out there promoting SEO and have had a bad taste. A couple of years ago I had a situation that took me offline for 4 months and it cost me a ton of money. At that point I decided only to do things I could control so I never got into that position again. I have always looked at Google and Yahoo having to much control for me to do SEO. My predictability with PPC was based on the ability to know how many leads I will get daily and therefore how many sales I would get. It's predictable.

    Branson is 100% right, getting traffic is the easiest part. Having the best trained agents to work the leads and convert the traffic to customers for life is the most important part.

    200 visitors in your market is very reasonable. Especially if you're concentrating on the metro area.

    Many people put a lot of emphasis on ranking #1 for their most important keyword. Although it's great to be #1, but I would rather rank well for thousands of long tails. Don't get me wrong, I would love to be on the first spot in Google, but I don't worry about it too much.

    Since I went live with a REW template, my traffic went up 600% and my number of leads went up about 400%. It's more than enough to keep one agent busy. Having custom IDX certainly helps with long tails, traffic and leads.

    What I'm trying to say is, if you're working on SEO, use your efforts to create relevant content and visitors will find you. You'll be surprised how well you can rank for a term that not too many people are searching for.
