I know this might sound obvious but most agents think that networking with an investor is the sure way to lose control over their deal.
There are benefits I can see for both the investor and realtor:
- Can sell more non sellable listings
- convert listings before they become an expired listing.
- no equity deals can become potential short sales for clients that are behind on their mortgage payments
- less work for the agent
I think personally if an agent and investor works together on some levels the investor can come in and make offers on potential short sale deals, perform some type of owner financing for a realtors clients that can't afford to make double mortgage payments and the list goes on.
How many agents are working with investors to turn their dead listings into cold cash? The other benefit is the realtor will get more referrals because they have helped a client that otherwise would have cancelled their listing, prevent more expired listings and their client can avoid making double payments as well as avoid foreclosure in some situations.
