    Default Is it cool for an investor to contact an agent for networking?

    I know this might sound obvious but most agents think that networking with an investor is the sure way to lose control over their deal.

    There are benefits I can see for both the investor and realtor:
    1. Can sell more non sellable listings
    2. convert listings before they become an expired listing.
    3. no equity deals can become potential short sales for clients that are behind on their mortgage payments
    4. less work for the agent

    I think personally if an agent and investor works together on some levels the investor can come in and make offers on potential short sale deals, perform some type of owner financing for a realtors clients that can't afford to make double mortgage payments and the list goes on.

    How many agents are working with investors to turn their dead listings into cold cash? The other benefit is the realtor will get more referrals because they have helped a client that otherwise would have cancelled their listing, prevent more expired listings and their client can avoid making double payments as well as avoid foreclosure in some situations.

    I have thought of this as well. I was thinking of starting to talk to investors more before that market dried up. In Austin at least multifamily sales are down around 70% from two years ago.

    It sounds like the best case scenario to me. I had a contact in Dubai that was interested in bringing investors to Cyprus, but nothing panned out. Everyone here is fighting for investors from Dubai and I wasn't aggressive enough I guess. I could have unloaded a lot of properties, had more referrals and obviously made more money or that was what I had hoped for with this guy!

    We work with investors who contact us all the time so not sure what the question really is.

    Wouldn't you want to stay in touch with this type of a person. By being in touch all the time you will (potentially) know exactly what they would want to invest in ...

    the question is pertaining to short sales, where the investor negotiates the short sale and get the process started. otherwise lenders won't even consider a short sale without an offer and hud. working with an investor can save the agent time but agents might be afraid to lose control of their listing instead of looking out for the best interest of their client.

    remember most buyers walk because short sales take entirely too long. if the investor can't get the deal wanted then at least the agent has a short sale started in case another buyer comes along and they can normally close in 30-45 days vs. 180 days.

    I don't see how working with investors can cause you to lose control of your listing.

    I've never heard of an agent not wanting to work with investors, as long as the investor is legit. Interesting, have you had this experience with an agent?

    Because investors purchase good deals, typically; and a good deal to a seasoned investor is well below market value. Many agents I have dealt with in the past are very arrogant and accepting a discounted offer is thought of as "disrespectful" in many cases. I have had trouble networking with agents when I am trying to market a wholesale property. I love networking with agents since they can find retail buyers and that means larger wholesale fees for me
