    Default Any Good Search Ideas For Finding Pre-Foreclosed, Forclosed,& REO Multi-Family Units?

    I'm searching for Foreclosed, Pre-Foreclosed, REOs, and short-saled Multi-Unit Property for a client. Where are the best places to search for these types of property other than a local MLS, loop-net, and city feet. Do you guys know of any websites? Should I check with property managers? Please let me know your thoughts.

    - Foreclosed will be posted on the MLS.
    - Pre-foreclosed in most states are published five to six weeks prior to the auction. If you contact the owner and express an interest you should be able to get the sheriff sale pushed back if necessary to negotiate the short sale.
    - Short sale. I would just go through the tax records in the area your client is interested in and send letters to the multi-family property owners. Almost every multi-family property right know is upside down and potentially a short sale deal. Also, most mls systems will identify property that is potentially a short sale.
