can you reccomend any good RE investing books?

im looking to buy 1 or 2 good ones. i just picked up a rental property, its my second venture in investment property and want to eventually pick up a couple more.

my first venture was a triplex in las vegas, i owned it for 3 years but living in california i had to hire a property manager and was never able to find an honest one so i said the heck with it and sold it for a $5k profit after all expenses were paid. this property i just picked up is a SFR and its only 60 miles away from me so i will be able to keep a closer watch on it.

i purchased this home for $90K cash and my intentions are to invest my remaining liquid assests of $155,000 into as many more as possible. i currently have a loan secured for $63K and am looking for another with around $30K down. i know there are ways to buy with no down and i'd like to learn a little more on it.

anyways im looking for a book that might give me some insight on property investing and how to get the most bang for my investment dollar.

Millionaire Real Estate Investor by Gary Keller is a pretty good read. Really establishes the foundation for an investor who is buying cash flowing properties.

Also you cant get 100% no money down loans anymore.

This is an excellent book. Along with his other book, "Flip," if you get to read it.

Lending hard money is not a bad business if you know what you're doing. I've got a loan out on a vineyard making 15% for the last few years. If you know what you're doing it can be good. I lost money on a condo investment though so it evened out for me.

I have read many books, but I find that joining your local RE investment club is much there then a lot of them. There you can interact with local people that are in the known, make contacts, and ask questions. Oh, did I mention get deals, too.
