Can You Guys That Get Alot Of Registrations Tell Me How To Handle This?

Up until the 22nd of April I was getting 2-3 registrations per day but I just had the office IDX written up on the busiest real estate blog in our area and the last couple of days I have gotten 30+ registrations each day. I need to know how to go about keeping up with contacting these people. Has anyone had a similar situation and found a reasonable way to follow up? I would appreciate anyones insight on the subject.

Well, I don't but do you have a auto responder set up already? If not, you need to contact each one via e-mail, those that left phone numbers, give a call and thank them.

I think what works for a lot of people is to offer assistance on using and navigating the site. Build up a rapport and then switch hats to Mr. Salesman.

Oh, an also qualify your leads. If they are buying in 1-3 months. These are hot lead's and do what ever it takes to meet them in person. 4-6 months. Find out why they are waiting? Interest rates to go down more? Save up more money for a deposit? Lower home prices? You can overcome all those objections and get them moved into the 1-3 month category. If not keep in touch with these people by phone. 7-12 months. Drip E-mail campaign.

I have a delayed auto response set up. And do similar things as you have discussed. I just do not know how to keep up with the volume that I have been getting. Along with taking care of my other clients.

I'm getting around 15 leads per day and have hired a couple buyers reps to help with the follow up. We are still trying to come up with a good uniform follow plan / system. If you guys have any good ideas for that I would love to hear them.

For your situation James you might try adding a buyers rep. It has worked well for me so far.

I would try an auto responder with video and audio content. This way they can "see and hear" you right away.

Honestly. I would just keep sending the ticklers out to 7= month leads. That is easy to do. No work involved.

Those others, maybe a spread sheet? I use to market heavily to FSBO's. This is how I had it laid out.

1. Persons name address and contact
2. Details of house for sale (sq ft, bdrms, type)
3. Date of first mailing
4. column for each mailing after that
5. Date of first response from FSBO
6. Listing date

You can do the same sort of thing. Basically its a tickler to remind you to call them. Also, what about setting up the serious ones in your MLS Contact Management software or Listingbook acct?

AN auto responder is a good idea. Currently I just paste a verbatim statement thanking them for visiting the site and their registration. I only have a couple a day currently however. If they leave a phone number then I give them a call.

I am with Wayne on that...

I am (currently) in the 70-80 per day range now that spring has arrived in Louisville and we use the software from RE/MAX to run it. I track them on a spreadsheet as well.

Short emails about "Just checking in" seem to be the ones that do the best for me...

You need a good system whether you are getting a couple of leads a day or 100 leads a day. I was just saying that that this kind of spike might get you motivated to set it up.
Drip email program
Listing drips
Follow up calls
Direct email follow up

Do as much as you have time for. The purpose of the drip systems is that they work for you without much effort on your part. Most of the work is simply in setting up the system.
