    Default Email Conversion

    Hey guys,

    I've been analyzing my leads and over the past 6 months, only about 25% of my leads leave a phone number. Many of them, leave a fake number.

    I believe that now is the time to start concentrating on perfecting my email conversion system.

    I don't have an email conversion system, but I add my leads to a drip email campaign, where they receive automatic emails from me for about 6 months. I know I need to extend the length.

    Have any of you perfected your email conversion system? I know it's possible and the rewards can be tremendous, so if any of you can give some advice, it would be greatly appreciated.

    What's your approach? What's working?

    I am looking for the same info, too. I have done the drip campaign and also some audio campaign. I was thinking of having professional videos made of my business, company, the area, etc. Short videos, several minutes long.Let me know what you think about that

    I'm still perfecting our systems, but there is one thing that I feel helps conversion ratios with drip emails tremendously.

    Ask questions.

    Once you generate a conversation, you'll more likely to build rapport with the lead as you provide information. I get way more responses to my emails that ask a questions than those that are simply statements (I can help when you're ready. Contact me when it's time to buy, etc.).

    Rather ask:

    "Will you be buying a home within 6 months?"

    I always try to include a question at the end of an email too. I just want to know that it's a real person!

    We have found that 25% of our sales come from leads that do not provide phone numbers. We have a drip campaign set up just for those leads which always encourage them to contact us. We also never take anyone out of our system unless they unsubscribe.

    We figure the people that want to be contacted by phone leave their number (about 50% for us) and the others will contact us as soon as they are ready.

    Good drips along with listing updates goes along way in our lead conversion program.

    I am having the same problems with the registrations leaving the wrong phone numbers and in some cases the wrong email address. Sometimes I think that the people are only registering because they think they will get instant access to all the MLS listins in the area.

    Sales is all a numbers game. I never concentrate on what I'm not getting, and more on what I am getting. We know what our numbers are which is where all your business should begin. Know your numbers and the rest is easy. Don't worry about who is or who is not giving you the info you want to receive and work on your systems that will convert what you are currently receiving to sales.

    For instance, since we know that 25% of our sales come from leads we never talk to until they are ready, we just treat them like any other lead and assume they are going to buy. We have a specific drip campaign geared toward this specific group of leads. All of these drips are geared toward having them contact us or leave us their number. In the end as long as you are giving them what they need, they will be loyal to you when it's time to buy...most of the time!
