    Default question for realestate agents

    I am a young newbie and I am interested in investing. Can someone tell me if you can buy a modular home for lets say $100,000.00. Can you sell it on your land for $120,000.00 or $130,000.00?

    Victoria, this is going to depend on your local market.

    Your best bet would be to talk to a local agent and see if this can be done. Some areas you can't even build modular homes.

    You should look for "Lonnie Scruggs" online. He has investing courses dealing with Woboly Boxes.

    Also Dyches Boddiford at assets101.com has 2 books on investing in Mobile homes... The Mobile Home Money Machine and Deals in Dirt . Of interest to you will be both of them, because the first tells you how to buy the mobile home cheap, and the second tells you how to sell it as a package with the land.

    Also, both authors get all 5 star ratings at realestatecoursereviews.com

    Side Note: Lonnie is a VERY nice guy, BTW. He held the door for me once... Ten minutes before recieving a Lifetime Achievement Award.

    I thought mobile homes and modular homes were different?

    Ok, thanks I'll up those suggestions. I'm just trying to figure out where I should start as a first time new young investor. I'm jus brain storming right now.

    Oh, sorry! I thought somebody mentioned mobiles...

    I guess not. Maybe that's just the way I interpreted kensmith's response...

    Yeah, I haven't seen a whole lot of "creative" investing with modulars, and if you're going to go that route... Find a sample piece of land and a modular dealer. Get with the dealer to brainstorm and come up with some plans!

    Modular homes are not very liked in IL by most towns. I'm sure it has to do with how strong our unions are(to much money to pay off lawmakers), but it really doesnt matter as you just can't build modular home in many cities in IL.
