Default Home purchase is a good deal

How can I tell if a specific home purchase is a good deal?

Look at the homes on the market in the area and what they have sold for. Also, do you like the home? The circumstances of the sellers is probably is a direct answer to why the home is a "good" deal.

The best way to tell if the home is a good deal is to have your agent to a CMA on the property to determine its market value. If it's listed below the what suggested price on the CMA tells you, then you may have a winner considering the CMA is determined by other comparables in the area. Also, check the property taxes and see what they are relative to last year.

It is not a really tough task. Prepare the comparative statement highlighting following topics:
    No dues
    Comparative rates of similar property
    Details of some recent deals
    Available loan facilities
    Future scope
    Expected escalation of prices.

Have a realtor look at recent solds. I would also ignore zillow, tax appraisals, and what other houses are selling for. That is what people that want to "avoid a realtor" do and it usually bites them in the end.

Hire any Realtor in these forums who is in your area because they likely know more than the average bear ;-)

I would say if there are multiple bids on a property, it was probably a good deal. Or at least someone thought so.

    Hi,

One should buy home at a good location which encourages good public life.
Don't buy in a neighborhood you don't know. Check at night to see what activities take place. Ask the neighbors and the local law enforcement about crime statistics.
