My list of suck from experience:

    JustListed.com (Biggest offender! - $400/month for nothing + 1 year contract)
Reply.com (Once was very good... I had one closed deal from their affiliate RealtyNow that was worth $450K but now they make you pay a monthly fee and they don't give you the price range of the lead so you get all the unqualified people again (see a pattern???))
HomeGain.com (Limited experience but the lead didn't pan out so I wouldn't write this one off yet)

Like I said, I'm sure these companies are successful in some areas but in my area where the ratio of income:home affordability is so unbalanced it's a bust and huge waste of money.[/QUOTE]

For the Amount they are charging you for this services, Just pay to have your site SEO'ed, Link Exchange and write articles-submit for one way links..etc etc etc do a blog

Well, I only paid for JL.com for a few months. Then I had to retain an attorney and put a hold payment on my bank account. Trust me, it's not a company you want to deal with! I will be investing my money into much smarter methods this time around including a website. There was never much emphasis on it because our company has a very, very big site already.

LOL believe I knew two people who signed up with them..they give you leads but they are worthless...The Feds, State Laws should ban this type of year long contracts ( someone send the NAR President a note 'bout this ) .. WORTHLESS!!!! same as website business that requires one year contract..

Anyway - getting a site is a better option since having a personal site gives you a personal reach with other potential clients..

If you dont have a webmaster, pm me and I'll send you a couple names

I'll tell you guys a secret. There's a way to game the middlemen.

    1) Set up a targeted keyword campaign in adwords for your market. Turn off sponsor search and use content match only. Use a national campaign and use negative keywords when appropriate (for example I use -me and -maine to turn off Augusta Maine searches, because I target Augusta GA)

    2) Watch your ads show up on Homegain (and others that use Adsense) when buyers search using your keywords.

    3) Profit!!
