    Question Top qualifying questions?

    What are your standard qualifying questions when answering the phone with a new lead?

    Have you spoken to a lender?

    I only ask because what worked for me two years ago is not working as well now. It's time to update my sales scripts.

    Qualifying is Qualifying, has nothing to do with the economy.

    Do you possibly mean questions to GET information from the caller who only wants to know the price of a house and not tell you anything?

    Depends, are you asking about a new seller lead or buyer lead?

    Buyer lead:

    When are you looking to move?
    Have you speoken with a lender?
    If you could picture the perfect property within your area & budget what would it look like?


    Seller lead:

    When are you looking to have your property sold? (don't ask when do they want to list it, ask when they want it sold, shows "real' motivation)
    What are the top 3 things you're looking for in the agent you choose to market your property? (tells you what to concentrate on at your listing appointment)
    Where are you moving too? (tells you motivation plus it will tell you if you can get a buy side without coming out and asking directly)

    More questions always come of course as the conversation goes along but these are the top ones out of the gate and to get things running...

    Actually I'm just looking for a Miracle.

    I need the magic words to say that make them BUY NOW or somehow sell their other home in another state overnight.

    Any more clients on my fence and it will either fall over or sink into the ground.

    Client - We need to sell our other home first.

    Me - That's great what do you have it priced at?

    Client - We think it will sell quickly at $100,000 more than the other homes in our neighborhood.

    Me - That's not very realistic.

    Client - But we think it's the nicest home in the neighborhood.

    Me - Have any other homes recently sold in your neighborhood?

    Client - Only the short sale that sold for $200,000 less than our asking price...

    Me - How long has your house been on the market?

    Client - About a year and a half but our agent is holding an open house this weekend so we are pretty sure it will sell soon.

    Me - Have you had any price reductions?

    Client - We don't think we should have to reduce the price.

    Client - So we think it's a great idea to call you and waste a week of your time doing research for us and drive 100's of miles to show us homes this weekend... And by the way, the only homes we want to look at are the best deals and homes priced $200,000 less than the other homes in the neighborhood.

    Its purely based on you requirement. If you are going to buy then allow the person to speak who is going to sell. If you going to sell then first you should get the requirement of the person who is gonna buy.

    Ask everything you can. The more questions you ask, the more money in time you make. Ask everything....
