I don't believe you will find any company that will go above 80% on investment property right now. Mortgage insurance companies will not insure investment properties or second homes. It is nearly impossible to find someone to do a 2nd mortgage on investment as well. However, there is a newer program offered by Fannie Mae called homepath. Apparently you can get 90% financing on investment property. I'm still getting the details on the program, but apparently we can originate them now.
