tell them you noticed you had a missed call from the number and want to follow up to see if they had any questions, sometimes people hesitate to leave a message because they weren't planning on getting greeted by voicemail

I call them all back. It's sometimes a web lead that I've called earlier.
Other times it's "jimmy" working in conjunction with google to get me to the top of the search engines.
Either way, I want to know.
Just a good and pleasant call back is good enough. It's a matter of a follow up call.
I would definitely call them back. If you only get their voice mail, I would leave them a message saying that I just wanted to return their call and leave them my phone number and also mention to them that I will try calling them again. After this, I would try three more times for three days in a row. If there is no response after that, then it's time to move on.
Good advice. You can't do anymore than that.

I sold a $400k house this year to a missed call. He was very happy and thanked me for calling him back, we hit it off and he bought 2 weeks later, cash. From phone call to closing it took like 25 days!
Always call back. I use a script like Derrick's and it works.
There are lot's of tire kickers out there for sure. But most people are looking at houses for a reason. They might not want to buy right away but at one point in the future for sure. If you can demonstrate to them that you are just trying to educate them and keep in touch with them without the "silk smooth sale style" approach then there is a good chance that they will circle back to you. Keep in mind that the information that we can provide to clients is becoming more limited because they can do a lot of their own search online. However if you can create a "gap" in their mind of things that your potential clients didn't know that they didn't know, then they will feel like they need you.
Some people are too shy to leave a message, others are too busy. It's a good business practice to call everyone back. Often it is not a wrong number but you will never who it is and what they want until you call back. Calling every missed number shows you are diligent, caring, and organized. It may lead to traffic and/or a sale but if nothing else, it will hone your phone skills! The more calls you place to people where you have no idea what the reception is going to be, the more relaxed you'll sound when you call prospects who register on your website.![]()

I just got a phone call 10 minutes ago. The person was kind enough to leave a a VM so I knew that it was a website lead. The sooner you call back the better. It is a reflection of your business ethics and how you work. You are available to be in touch - people like that in an agent!
