    What is the difference between a Single Family Detached and Garden/Patio Home Detached?

    The exterior maintenance & yard care should be provided by a monthly maintenance fee for the patio home. Check the bylaws, etc for the association/community.

    That's what I thought, but this subdivision doesn't have an HOA, the homes are all fee simple ownership. The lots are small, only 42x100 with zero lot line. Owners are responsible for all maintenance on/in their home and lawn in this subdivision.

    But, some of the other listings in the neighborhood are listed as garden homes and some are not for the same style. Which makes it confusing and difficult to find on the MLS... because depending on how you search the MLS, some agents might not find all of the listings.

    Our patio homes are a hybrid between townhouses and single family homes. Usually share at least a wall, and the yards are much smaller.
    I am a Tempe Real Estate agent, and I have been specializing in Tempe Foreclosures for several years now. I am also a market specialist in Chandler Homes for Sale.
