    Default Buyers Agent Contract

    I signed a Buyers Agent contract and recently found a great "For Sale by Owner" home. My agent never showed the home to me or suggested we request a showing. My question. Can I persue the house without my agent and would I be liable for commissions?

    Most likely no you can't pursue w/o your agent and you are most likely going to have to pay your agent or get the seller to.

    If you have the agent talk to the seller up front they will most likely be willing to pay the buyers agent fee. Most fsbo's plan on paying at least a buyers agent fee. The agent will also be able to make sure that you are paying a fair price for the home, this is a big deal as many buyers think a fsbo is a good deal when in fact it isn't.
