I use HSA Home Warranty. They don't care about the builder and I know most of them go out anyway so I always provide these on new construction deals.

By State Law, there should be a structural warranty. I would call the Registrar of Contractors in your state. They should be able to assist you. As for appliances, etc you can probably add a home warranty on these. Also contact the roofing company that did this work for the builder and they probably have a separate warranty as well. Good Luck

The problem I am finding with the consumer version vice the builders version of the warranties is the limits. Many buyer home warranties limit any damage repair costs to $1500-$2500.
A failed or failing foundation can easily exceed $75,000...
