As an internet consultant on many different types of websites and solutions, the #1 lead generator is a VOW or IDX. Either one with a sign in or guestbook beforehand is important. It's a good way to track your conversions as well with a success page that coding can be placed on. Otherwise, you have a drive-by site.
If you have an established referral network and want clients to have easy access, then what I have done is provided the search without sign in. One client in particular who is at the top of her market naturally in Anthem AZ, still has both Google and Overture ppc's running with a separate area that her normal clients would not see to sign in and register.
Many of my clients are in areas that are a designation travel location, with a considerable amount of leads coming in internationally. If you have a toll-free number, it gives the client who may be out of your area the ability to call you for free and request relo package, etc. Give them good information about your area, get them excited to look on the MLS and request additional information.
Some areas are still in the dark ages and don't have public access to the MLS. All the more reason to make a sign in for the MLS with different ways to accomplish a home search.
I have seen VOW's kill a site and also be an incredible lead generator. Make your site the best it can be and people will come back.

The most effective way I have found to gain leads online is to use the funnel system. This involves funneling the visitor through the system by telling them (nicely) what you want them to do. If you can do this naturally, without making them "think," you're off to a great start in getting leads.
The funneling system involves having relevant content that is highly streamlined for the real estate website . It's important that the landing page be clear, succinct and relevant to whatever the person is searching for or looking for.
Strong, consistent and repetitive calls to action are also excellent ways to gain leads online.

Well, it's good, but I would offer a form right there on the page. Also, I would put the text on a white background, and I wouldn't center titles. Also, I would include a call to action about 3 more times on the page. Like, "Call Now to Make it Work for You." But, I would make the call to action more web-related like, "Contact Us Now to Make it Work for You." I would link those words to a contact form.
