Need some advice on how to attract Arizona investors

Does anyone frequently work with investors who are looking for property. How are you finding the investor who isn't already working with someone?

On the mortgage side, I haven't had many investors this year. I guess the industry has made it so difficult for them to get loans, they quit trying. I hear there are quite a few cash investors out there taking advantage of the market or people trying to obtain hard-money loans. Seems like the mortgage industry could come up with a sensible loan for investors. Maybe that would help the real estate market.

You need to advertise, blog and get your site out there as much as possible.

It would also help if you had a section devoted to investors. I notice on your site there is nothing pertaining to investors specifically so you're probably not attracting them as well as you could.

Of course....everyone wants the "Investor Buyer" Unfortunately for you, especially in the AZ market...if you're not hooked up with the REO listings, you're probably out of luck. Not too many investors I know are purchasing down there except the Speculative investor. Most of these spec investors have never invested before- they've just 'heard' real estate is a good buy since it's 'SO Cheap'. You need to find an 'In' with an investor. Try to advertise "Investment Opportunity" homes and hope for a sign call. Advertising other agents listings at the low price point which investor often look for is your best bet.

I agree with you. Maybe you can also ask advice from veteran experts that can present to you some strategies that have worked for them.
