    Default Marketing to Expires

    Does anyone know of a good way of using direct mail to get listing appointments with expireds? I've experimented with postcards, letters, and flyers but can find nothing that works. Does anyone know of a good call to action that gets them contacted?

    Bones,
    I have only started doing this recently, so I don't have any real statistics for you. However, I go directly to the home owners door. Hand them a tri-fold brochure/resume, that is thick stock and gloss. So far so good. Just be yourself and ask a few questions, then follow up with them.

    I have a couple of Agents who have done this. I personally didn't waste my time on them as I hated competing with 50 Realtors for the same listing.

    My Agent who has done the best with these just keeps an eye on them and calls them the day they become available in the morning. She has only done about 6 this year but she has only tried a few times.

    With that said, we have received a ton of listings from expired listings because we show so many homes. So with that thought, if there is a listing that is expiring in the next couple of days. Maybe you should show it or preview it a few times and be sure to leave cards. Ours have always come from the owner to the Realtor in my office that had shown the home the most. Just a thought.

    The upside to expired listings is that they are ready to lower their price to the right price most of the time....most of the time.

    Bones. I was previously running about 1/2% to as high as 3/4% ratio of mailings to listings. Now I must say that I am in a small market of 50,000 total population in a 10 miles radius. It was costing me about $1.00 a letter.

    As of a week ago. I added some spunk to my expired letter. My current mailing costs me about $2.00 per letter/brochure. I have only sent out 30 letters so far and have received 1 phone call that should lead to an appointment this coming week.

    I was hoping to take my current smaller 1/2 to 3/4% at least triple. So far from sending out expired letters has paid me good money as compared to not doing it at all.

    In a nutshell, if it is for sale and the owner has a pulse, I'm going after it, since my tiny market is so small.

    I must say Mitch has an awesome point, and is at least 20 times more knowledgeable so I would recommend modeling him or even joining the E-Homes Realty Network which is an awesome program that Mitch uses daily and shares with people around the nation for a small fee, that is WELL WELL WELL worth it. Take the next step bones and see what Mitch can do for you, he's an awesome guy.

    That's a good idea Mitch, but my board doesn't post dates that listings expire.

    IMHO expireds are the best, fastest way to build up your listing inventory. But I may be biased

    I would turn one expired lead out of ten into a listing pretty consistently.

    Hey Borino - can you please watch the self promotion, it's not permitted via the REW forums - if you want folks to see what you have at your site, put it in your sig, and if what you have to say matches what they are looking for and they come to respect you, they will check out your site on their own.
