    Hey all,

    My family are looking to invest in properties outside of my influence ..
    Looking at
    CA - KERN or Fresno County
    New Mexico
    Arizona
    Utah
    or any places with good income potential
    could be near universities etc....

    we are looking less than $250k (SFR, duplex .....)

    Wanted to respond to your desire of good investment property close to universities. There is the Texas A and M Galveston and UTMB colleges here with plenty of students that need a safe place to stay. I would be happy to email you some listings that would be a good investment.     John I have a condo conversion that my team is just starting. We aren't even open to the public yet. The pricing is around $20k under market, but the cash flow isn't the greatest as the rents are below market. We can get a current tenant to sign a 2 year lease and then look at flipping the condo then or finding a tenant at a higher rental rate that would allow for some cash flow.

    The nice thing is at $20k under market the prices are only in the mid $120's for a 1 bedroom so the discount is huge on a percentage basis.

    We will be opening to the public at the end of the month and pricing will most likely change at that time. If this is something you might have an interest in PM me with the best number to reach you at.

    Hi John,

    I've lived in many cities, but none of them have as solid real estate markets as my (now) home, Laramie. This is not only the home of the University of Wyoming, but also has the best automotive technical institute in the nation (Wyoming Technical Institute) and even a Community College.....all in a town of 27,000 people!! Real Estate here is still affordable.
    I made my first investment here in 1998, a 3 unit rental near the campus for $187k. It is now worth $350k and has always been a cash cow with hardly any vacancy (less than 1% on average).
    This is why I stayed here...there is a lot of $ sloshing around these college towns, but what you want is one that is still in the fledgling stage (before everything around campus breaks a million dollars eh) and especially when it has additional economic backbone, such as another major school.
    Fort Collins, Colorado is another example (60 miles south of here) but is further along (150,000 people I think).
