Some great advice, just wanted to chime in and say, this forum is not just an SEO forum, we are interested in all facets of succeeding in real estate based on initial web efforts. Yes there are sections on lead generation, search engines, web design and the like, but there are also forums on increasing conversion etc and we would like to encourage not just yourself but others reading this post to discuss anything to do with their real estate business, not just SEO.
Do you think we need a forum (Other than the real estate chat) more specific to the follow up process (Post lead capture)? Always open to suggestions

2. Tracking throughout the sales cycle. Only a small percentage of leads off the web site are going to be ready to see a house right away, expect <15%. From data I collected from over 4 years for a partner, the average time between when a client registered on the website and when they wrote up an offer was 7 months. So basically this means, don't discount a lead even though they may not be interested in buying now or even within a few months. Most of your deals will be long term relationships. This also means you need a formal tracking system, if you generate 50 leads a month and the sales cycle can last 1-2 years that means that at any one time you will be juggling hundreds of leads.
3. Continuous follow-up throughout the sales cycle. I'm not saying pester them but make sure your staying in front of these hundreds leads so when they are ready to buy they are going to use you.
While this is an SEO forum so most of the focus is on lead generation, it's the follow up systems that add the most value.
