    Default Cold Doors...

    Here's another question for you guys. Has anyone actually taken the time to knock on doors in their neighborhood, and if so, how did it work out? I'm thinking of just introducing myself to neighbors, handing out flyers, and asking if they know someone wanting to buy or sell, but I'm curious what your experiences are.

    Networking of any kind is always a good idea. You might find that noone in your neighborhood is interested in buying or selling a home, but the fact is you are getting yourself out there, and exposed. What happens if that neighbor is really impressed by how polite and courteous you are (You've made a good impression) - they then talk to their parents on the other side of town, who say they are looking to sell their home, in place of something smaller and more comfortable now that all the kids are gone, "you know what mom and Dad, I just met the nicest realtor right in my neighborhood the other day, I think I still have thier card, let me get it"

    Referrals are huge, so be nice to everyone and always let them know, you are a realtor, and available to help anyone, any time

    I haven't knocked doors in many, many years. Be prepared to have the door slammed in your face, no matter how nice you are. Maybe if you tell them you live in the area immediately they'll be nicer.

    Don't make that your last contact. Put them in your database & keep working them. Send them newsletters or some other form of direct mail contact. Keep it up, the more the better (once a month contact, if possible).

    This is really called "farming" & with each contact you are planting seeds for the future. It can take one to two years to start seeing results from this. You might want to give them something else as a handout besides just a brochure. A fridge magnet/calendar or something else that they might keep handy. I don't like plain business card magnets (no reason to keep them, IMO). But I just had a measurement conversion chart magnet (for cooking & metric conversions), & people love them. I keep referring to it myself. Provide something useful.
    Money Magazine says that Orland Park real estate is one of the best places to live in the U.S. Check out Homer Glen homes if you're interested in living in the newest Chicago suburb. Next door, Lemont homes are the priciest in the southwest suburbs and have held their value, even appreciating while prices in other areas have gone down.

    Talking of giving them something and planting seeds reminds me of a Realtor I used to work with. She went round her neighborhood handing out small packets of "Forget-Me-Not seeds". I thought that was a really neat idea and I know it did actually generate some business for her.

    I believe everyone in my office have done Door Knocking with great success..
    we have a Trainer Bill Nasby that comes our way every year to teach new agents how to door knock with his script. ( not Sure if he only trains
    agents with Exit Realty now ) he has a great script for success and has been proven by many of our Exit Realty agents all over the US and Canada.
    in fact a new agent if I can recall right earned like 100k his 1st yr door knocking.

    I have found new clients door knocking ..
    and I sometimes give new agents in our office the privelege of being with me when door knocking.

    if he doenst teach his script to non-Exit Realty agents, maybe

    Just got it and it BLEW ME AWAY! This is the best stuff I have heard in awhile (and ive heard it all) the best 100 bucks I ever spent! Cant wait to try it!
