lot of people having great success doing social marketing.
main key for success with any type of marketing is how effectively you can reach out targeted audience. for example if you want to market a real estate website you want to reach out people who are likely to be your client.
Social media marketing can be very effective when executed properly and targeted toward the right types of individuals. However, generally speaking, if resources are limited I think that SEO and PPC efforts provide a greater benefit. In a way, I see sites like Facebook as a place you should maintain a presence on, but do not see them as the potential lead-capture and conversion tools a proper website has the ability to be.
Facebook seems to be a good way to stay in touch with past clients and your SOI. I think the key is to provide real estate information that people might be interested in without being one of those annoying people talking about how much business they are doing.
I have been speaking all over the country the past year on Lead Conversion and Internet Marketing. Many of these, I have been speaking with agents touting the importance of social media. However, to me, an interesting aspect of these is that not one person, and I have seen a lot of them and met a lot of them, ever talk about their sales. They all talk about the importance of being on facebook, linked in and twitter. However, to date, I have yet to see anyone make real sales from social media.
With all this said, I still think there is a place for it. I think the motives of most of the people pushing blogs and social networks are usually because they are trying to sell something. Heck, I can't blame them, I like selling memberships to my network too. The difference, in my humble opinion, is that my systems work! How will social networking affect us in the future? I'm not really sure. I think in the end it's about capturing leads, cultivating leads until they buy and then keeping in touch after the sale. It's certainly not rocket science. To those who spend all their time blogging and on facebook, is it worth the effort? Are you generating predictable sales from it? Are you generating a good amount of leads that make writing 3-5 times per week on your blog?
My goal this year is to seek out a few Agents that are actually seeing 10-20 sales a year from social networking. I know there must be someone out there who is doing that, just not sure where they are!

I like to think of a Facebook Page as a 2.0 newsletter. Once you have a good amount of people in there you're branding ability goes through the roof. I tend to recommend that agents also write cool/fun content to attract more followers, do giveaways etc. The person may not need an agent now, but down the road you never know.
Sure it does, combined with everything else. You must treat it like a funnell and get to know your client these days to get the business.

Susana,
What are you using? Facebook, Twitter, Linkedin, Youtube, or others? What's your strategies? And how often do you tweet?
Thank you for sharing.
We can consider every Social Network site as for different industry. But Facebook is good enough for Real estate industry. You can target specific locations and specific people. Don't think so that Linkedin is good for Real estate. But this depends on you that how can you manage your social media strategies for Real estate Industry.
Just keep in mind you're doing branding. Building up a large Facebook Page can only help, and if they don't convert right away they'll know who to buzz when they need an agent. Twitter can be a huge waste of time, but you can build up a local following quite easily and continue on with the whole branding thing.
