Yeah, I think social sites are mostly good for a 2.0 newsletter and staying in touch with your base. I would like to see agents who have sold homes with leads that came first from finding the agent on social media.
Im using facebook more and more for staying in touch with my personal sphere of influence. I never market properties on facebook as I'm sure thats the worst possible use of social media in real estate. I'll occasionally post some interesting stats or information about the market in general but thats as far as I go with business. The rest of the time I use it just to stay in touch.

Use facebook to bring people into your funnel. If you have a budget, you can do some demographic based facebook ads to bring prospects to your facebook page. What you do with them once they hit your facebook page is what matters!
With facebook, don't look at your facebook page as a marketing medium. It's to be used for updating your clients of new listings, creating a relationship with your new prospects, and just generally being a cool person.
It works like this.
1. You bring them into your facebook page by either ads or placing the fb page "to be liked" on your main website.
2. Visitor comes to your facebook page and is asked to like the page to receive.... (Hold a contest, or give something away)
3. The Visitor becomes a fan / prospect.
4. Start building rapport / relationship with them.
5. When they are ready to buy, they are coming to you...
This is a very basic list, but I think you get the idea... Use social media to build a strong relationship with potential prospects... Show them you are in their community making sells. Post on facebook that you just sold a house, post on facebook that you just got a great new home in the "......" area that is available for sale...
You need to add character, creativity, and uniqueness to your marketing efforts - otherwise your message is being lost in the rest of the advertisements.

I think the main thing about social media marketing is that you have to have a consistent presence on your pages. Too many people think that if you just build it, they will come. WRONG. Build it, but be active constantly and build up a following, and it will help you. It takes time and commitment.
Socials can also be used to enhance SEO though. Which is different, but can be effective in it's own way.

Social media influances ranking of pages and your site overall. I use FB and twitter to post updated back to the site. I occasionally get likes and comments on those posts. I think it is supposed to help.

Facebook is a great platform to do my social media marketing. I also use wordpress and I've been thinking about using google + however, I have not heard too many reviews on google + at this point in time.
