New agent needs advice..

Hi everyone....heres the deal....

I have a couple of prospect buyers lined up. Ones an aquaintance, the other I have yet to meet, but I will soon.

So...both are not going to buy for about 4-5 months. I have started looking for them, send emails about once a week. Call them when I need to. I make all the answers to there questions sound like I'm a genius.

But, being new, im nervous. How do I keep them on the "line" for 4-5 months? Do I just email? Call? Try to set up showings?

Ive never closed anything yet so any advice would be appreciated. Thank you!

keep your emails and phone conversations consistant. don't let them forget about you or they will find someone else. most likely your MLS has automated prospecting. set that up or learn how. it will make it seem like you are working hard to keep them up to date. then follow up with a few real emails from you. don't be nervous. just think about all the successful agents out there who most likely know less than you. be careful what you say. if you don't know something just say you will get back to them when you have an answer.

What do you think of having them sign a buyers agent agreement?

if you can get them to sign one, why not. i don't ever use buyers agreements, although in the beginning of my career i wish i would have on a couple of occassions. i had a couple that went to a listing i sent them and the list agent happened to be there and ended up selling the house to them. so you never know.

The best advice is to add them to your automated MLS prospect list and don't forget to send them postcards when you're mailing farming areas.

Buyer Agreements are a must IMO. I use them with all of my clients and they NEVER say no to signing them. Also this is a market that maybe 5% of us use a buyer agreement so the buyers have normally never even seen one. If it is a long term client then you really need to push for it as there is to much time that something might happen and they find another agent (open house, fsbo, new construction...).

Definitely use the automated prospecting to send relevent properties to your future buyers. We have over 60 buyers that get fresh e-mails every time something comes on the market meeting their criteria - the e-mail sends a link to their own Gateway: http://fmlslistings.marketlinx.com/p...ID=ALLENL&AT=1

Secondly, shadow someone in your office on showings and definitely to a closing or two. After the first one, you will feel much better.

Don't let your mouth overload your *** being a genius. If you know the answer, give it to them. If you don't, graciously say so and find out the answer as quickly as you can.

I have to agree. If you don't know the answer to a question, it's best to say, "I'm not sure about that... let me check." Giving an answer that is wrong will make you appear far less professional.
