    Default Telemarketing is not dead

    I do cold calling everyday on Expireds and FSBO's ... I have gotten my script 100% Down and can get appointments better than most agents.

    Just so you know - I generate 1-2 listing's a month this way.

    I am willing to train/trade skills if someone will help me create a good website

    Expired cold calling is a great way to add listings. I agree.

    I used to have to do this, not for homes but insurance, its painful when you start doing it but you are right once you get your conversation down to a T and it flows well it can be very productive. I have yet to start doing that here in Mexico but I may give it a look.

    The top agent in our office cold calls 5 hours each day. It seems so brutal, but there is no denying that it works. That is if you are willing to stick with it and put in the hours.

    I just wouldn't feel comfortable doing this, but I know an agent who told me he does this and he's a top producer. I guess it just depends on your comfort level with cold calling.

    I don't like cold calling or bothering people, sometimes I will send a letter to potential clients or call the leads generated from my website but never cold call people.

    By the way, I should mention that the guy I'm talking about who succesfully uses this method cold calls people within a "sphere of influence" (meaning people you know, or vaguely know, or who at least know someone you know). I don't see how this strategy could work on strangers, unless you could deal with calling a hundred just to get hung up on 99 times and maybe get 1 lead. I'd go nuts.

    How does he find the people to cold call? Expired listings, information from Title company?

    He's just one of those people that knows everybody, their brother, and their mother. I don't know if he has a script or something, I guess he just calls and leaves a message saying "I know so and so who told me you are looking to sell your house, well let me tell you that...". It works probably because he's connected with someone these people already know, so they're probably going to trust him more.
