Personally I don’t like to deal with part time real estate agents. Generally most of these guys look for short term quick gains, instead of doing business for long term. A reputed firm always think about the reputation and helps at many fronts even after the deal. More properties are listed with prestigious real estate brokers because people trust them more.

It is inevitable that a Realtor can save you great amounts of time in searching real estate listings. They can automatically email you all the houses for sale that match your criteria. The online templates used nowadays make this process easy and efficient. Furthermore, a good realtor will email you immediately when a house is listed that matches your criteria, thus enabling you to take advantage of good deals before they are gone.

Now when it comes to select the Realtors between the full time and part time. I will stick to full time realtors as opposed to part time. They will likely study the market in more detail and be more responsive to changing trends also will be making sure that they meet the L-R-T system.

i don't see how part timers can hurt the business. it's all up to the individual how much time they are willing to spend...

The Real Estate business is very complicated unbeknown to the public. It is in a constant state of flux. Local, State and Federal Laws are constantly being created or revised. What is required by a seller or buyer in one town can be completely different in another. MLS rules and regulations are also changing.

A part time agent that is only involved Part Time because of other business or personal commitments, simply does not have the time to stay abreast of these changes. On top of that, a Professional Full Time agents phone is always ringing. Our e-mail is flooded with questions, offers, requests on a daily basis.

If a Part Time agent is working at Walmart in the morning and I am trying to submit an offer, who is being served properly? If the Part Time agent is at work and I am trying to call them with an accepted offer, mean time another offer came in, who was properly served? If the attorney needs critical information prior to the closing at 3pm and the agent is at work till 2pm, who is being served?

Now a Part Time agent that works Full Time for 6 months then goes on vacation and does not have any clients during the vacation, is in my book, a Full Time Agent. As long as he/she also keeps abreast of all the legal and board issues.

And the number one reason why a Buyer or Seller should work with a Full Time Agent...You are going to pay them the same amount anyway!

If you were going to hire someone and the pay is the same, would you want the person working 40 hours per week or the one working 20 hours?

Being a Part Time Real Estate Agent seriously hurts the industry. They don't have the knowledge the expertise, and are usually hard to get hold of. They take the professional out of real estate agent.
