I understand that San Antonio is also a great place to invest - strong, stable market, military presence, etc. But I also hear that real estate taxes in Texas are typically higher than most areas. Maybe because there is no individual state income tax. And if you're into seller financing, I have heard that lease options are difficult to do - much more complicated than other areas. Be sure to check it out. Good luck!!
I would guess that at this time Texas is like anywhere else, a good time to invest.

It is great time to invest in Dallas area since the rates are low and great deals in Dallas and surrounding areas.
I'd say go for Austin. I hear A LOT of good things about the Austin market - the job market, the real estate market, it just seems like a city that is really booming.

It is great to invest in Dallas condos, residential multiple family homes as well as Dallas single family homes. Dallas invites all the investors in this area with high ROI opportunities.
Texas is a pretty huge state... dial in on where and why. There are good deals in every market. Start locally if you can and make sure you understand how to do the analysis. Do some research and avoid lease options - Texas makes them pretty hard if not impossible to do! (for reference www.lonestarlandlaw.com).
