I do both here in California and I'll never stop. It's been my experience that buyers, especially first-time ones, want ONE person to guide them through their transaction. I was a loan officer for a couple years before becoming a broker and doing both. I know what types of loan products are out there and how to place someone in the proper product. With automated underwriting programs most lenders have online now you can make sure you will be able to qualify them for certain programs. Most realtors don't have the experience in doing loans to the point I'd recommend this though. Believe it or not it takes a bit of skill to properly fill out a loan application and ask all the right questions.
