    Default Feedback on crazy stats for subdivisions on my website?

    I am doing something very different than anything I've ever seen before (please let me know if you've seen anything like it) and providing subdivision level statistics on my website.

    Anyone want to suggest improvements?

    This is an example of one subdivision:

    Alot of info, that is for sure, hopefully you don't have to change them very often

    It is all dynamically updated so that it automatically updates. As new homes sell, it redoes all the stats.

    Looks like you're doing some investments... I am also doing a full NOI and fix and flip analysis on each property in the MLS too (in case you did not see that).

    Anything you can see to improve?

    You have a lot of information there. Maybe needs to be broken into two section. Also could summarize by a grid at the top, and details follow:

    2bedr . . .
    3bedr . . .
    Etc.

    I really like the fact that it auto updates for you.

    Yes, I've been trying to tweak the content to make it best for users. I've been going back and forth in my head about whether to break out stuff into multiple pages or to try to keep it all on one (or a smaller number) of pages.

    I might do some Google Website Optimizer tests to see which is best.

    That sure is a significant amount of data for a buyer to digest about a given subdivision. Some buyers, particularly analytical ones might really appreciate it, but many will be completely overwhelmed by this level of detail. I amy be a simpleton, but it seem to me that most buyers would prefer more/bigger pictures of kitchens, bathrooms and family rooms than detailed neighborhood stats.

    First, thank you for the feedback.

    Yes, I totally agree. There are a good number of buyers that just want photos of homes (no doubt). There is also, at least, a small number that want that level of detail. I am finding the investor clients are loving it (especially the full investor analysis I do on each property).

    I think sold data does an awful lot for your site. Buyers can see where things are selling for which may help you in preventing that lowball offer they are thinking about. It also is good in that your buyer lead now has a reason to come back your site after the sale. I'm assuming you can still send property updates automatically for sold properties. Once they buy I would make sure you set them up to have neighborhood activity in their updates sent to them on a regular basis. That way when they're ready to sell their home you should be at the front of their mind. I would also think this will help you to get referrals on an ongoing basis.
