    Default Bright Young Thing in New York. Need advice

    I am an assistant for a Managing Director of a development company in New York City. We develop residential communities in states other than New York. I recently obtained my NY real estate sales license. However, in my work role I am not involved in direct selling. I am more behind the scenes in my office. What can I do to make money with my license? I am money hungry, have a creative brain and a passion for what my company is doing. I can't afford financially to go work somewhere else directly in sales. I was hoping I could slowly transition into doing it where I am now. Our clients are at the most high end. I sit at work making a list of everyone I know who could be a prospect or who I can network with and I am mailing them something about my company so I can start getting referrals. Does anyone have other ideas? I have an interational background and feel I could be utilized more at my company and I definetly need to be making more money. Please, someone talk to me

    JUST KIDDING! Welcome to the forum Park! Why not sell properties retail while working at your job for a while. See if you like it, and if so (if it makes sence too) jump into a full fledged RE career for yourself....

    Hey - try reading the book Cashflow Quadrant... It's kind of about seeing where you are in life (career or money wise) and if there is something more suitable for you.. It's written by the "rich dad poor dad" author... i forget the name....


    Anyhow, Hope this forum is useful for you... it's more about search engines and web design/promotion.. but its about RE too!

    Park, sounds like you are a real go getter. I'd love to have you on my team. You got the right idea about networking but what are you going to do with that list? I'm not sure your company would want you in direct competition with them. Is there some sort of referral system set up there? If you bring people in do you get a piece of the action? In the regular job system you have to pay your dues. And depending on the company you may never climb the ladder.

    There are two opportunities I can tell you about. One has to do with a new innovative Real Estate company that is changing the way Realtors make their money. But I believe it would mean changing jobs. The other is a networking opportunity where you can earn income very quickly and not have to leave the job you love.

    Park, welcome to the forums. First thing that comes to mind here is talking to your boss. Why not ask them if there is any way you can put your license to use and/or expand your role at the office? Why reinvent the wheel if you don't have to. Sounds like you already are interested in what your company does, so why not see if you can transition into a new role there or add some other responsibilites?

    Park: I agree with Chachi, you could do a whole lot worse than discuss the possibilities with your boss.
    Your licence allows you to sell stuff as well as list it.
    So what does your company want in the way of development sites? What locations, what type (raw land, approved subdivisions, something/anything in between?), what prices, etc? Get to know this and then go looking through your MLS database, via searching commercial websites, and per FSBO notices here and there.
    If nothing else, you should be able to get a referral out of any listing agent (or perhaps a buyer's agent) for anything you can direct to your boss as a worthwhile purchase.

    I say get a domain and a cheap solution such as agent server start learning SEO and building links, it takes a lot of time to build up backlinks and a knowlege of the internet, but there is a HUGE paycheck if you can make it. Especially in NY, so what you could do in your spare time (haha yeah like we have any of that) is learn the online craft, what's a link, what is an SE friendly site, what is html whatever! Point being is that there is instanct gratification with the building of a successful real estate website, but with time and effort (Even an hour a day) by the time you are interested (If ever) in taking the plunge, you can hit the ground running. And not be a year of backlinks behind your competition.

    Thats just a webmasters prospective, I really dont know anything about real estate other then how to build and rank the sites lol

    thanks for writing back. what i wish I had is a sort of real estate development mentor. (think about Trump, he had his dad who he learned so much from). I need to get more into the deals rather than just helping my office function day to day.
