    Default Property Listings Non-mls

    Hello,

It's been awhile since I posted here. I am no longer an agent, moved to another state and just going to work on the investing side. I have a new website www.ratraceclub.com it is a club that focuses on Cashflow 101 & 202 from Rich Dad. What I am trying to figure out is how I can had property listings from the investors in our club. I would like to have a page called "Properties" and then have a list of the properties for sale by other investors. I guess I can just do a static page. My web hosting has SQL database. I just wonder what would be the best approach for that. I'm also not sure how much to charge for the listing. there are no memebership costs to join the club.

    Any suggestions?

    Thanks,
    Angela

    Always, but back on-topic.

    Tell us more.

Are you wanting sellers to upload their property descriptions, text and pictures? Or, will you take their info and add to or build onto a page.

BTW, your page wants RealPlayer, which I eschew, being a fan of Windows Media Player.

I would like a self-service program. However, I have forum on lockdown (maybe to much of lockdown) because I don't want spammers. Same thing with the properties. I don't want any joe blow posting fake or illegal scams on the houses. So then I guess I would have to have a system for userid and then the approved user could post their listings and manage their listings. I would probably want to use a template. A few photos, address, and whatever they choose. I would want them to be able to modify or delete the listing if it gets sold. That's kind of fancy and may or may not be expenisve to maintain. If it become popular and have a bunch of listings, I might have to upgrade my hosting package. I think if I made it that easy, I would have to charge them maybe to list it. That's too good to be free!!!

If I do the free version, I would probably have them e-mail me the basic information and then I would post it myself. However, that is making more work in the long run.

However, I want this to be some what professional, I looked at some of the other people that are doing simliar things (real estate investors websites) and their site is awful. For example, http://www.indypropertyinvestors.com/

...it shouldn't be asking for any player. It's embedded!!!! It should just play by itself. That's why I did it embedded. Ah, I guess I'll have to look at that. Sorry...

Were it me, I'd start simple, using paypal subscriptions and email to generate income and receive content.

If the idea proves worthy of further development then I might use a CMS as the basis for automated listings

    http://en.wikipedia.org/wiki/List_of...gement_Systems

or write my own MySql front-end.

That is easy enough. so when they paypal payment clears, just post it. I have no idea what to charge. I don't want that much money. I would think a 30 day ad for maybe $30?

I don't have the URL handy right now, but there is a real estate or classified ads system already built for that purpose. People pay to have it listed and it automatically posts and expires using payment terms and PayPal. Look for a classified ads system. I think it was maybe $100. Save a lot of time and an easy way to make money.

That is a great game for the basics. I have used it to get some of my friends interested in buying real estate . I was reading your HP and noticed a small typo:

Trying the same thing. For each profession, you have to change the strategy. You can't say "Well I own last time as the doctor, and I'm going to play the same way with the teacher."

Guessing that should be "Well I won last....

    Good luck with the listings.
