    lol...Phoenix, I knew you werent bashing me, simply giving your idea. No prob!

    I know I need a license, but what I meant was what kind of cash do I need?

    If I see property (ie. empty lot), and think in a year it might possibly be used for something, snatch it up NOW. If so, how do you market it to get someone to buy it?

    CJ,

    you don't need a license to do speculative real estate investment. If you are looking to buy vacant land (usually not the greatest short-term investment), then find out who owns the land and tell him you want to buy it. No need to get a R/E license in the way. Especially (sorry I am from California), if it can be used to make the case that you had some sort of fiduciary relationship with the seller. Translation: he sues you and says you were his agent/broker.

    This sure has turned around. I think I have to thank Chachi, he articulated my thoughts better than I. Thanks Jason!

    Keep us posted on the Moon Bahamas project. It is larger than any other project I've seen to date for a small island country.

    Cash needed to buy vacant land in Arizona is 35% until you build a good relationship with the bank via previous deals that went well. Though I have to agree with Jason, land is not typically the best short term investment unless your unlce is developing the area next to it in six months or so with some major nice project. In other words, you need some good inside info, or A LOT OF EXPERIENCE to make short term land deals highly profitable. Maybe buy a house as suggested earlier, rent the other rooms to your college buddy's and sell it when you are out of school. Should make a good return on that, you could even continue to rent it to college kids after you get out and sell it when you retire. It will be paid for in 30 years or less, and in THAT much time it shoud have more than doubled in value. Heck you might even buy a few more if the first one works out for you. Imagine, selling just 10 of your investment homes when you retire at 50 years old or so (maybe sooner, maybe later). You could get yourself a nice big boat and cruise the islands, maybe have enough for a second home in Lake Tahoe to snowboard whenever you like!!! Oh wait, this is my plan I'm sharing with you. Well, you get the idea.

    I was just being a little commercial for you... Though if you go to my website www.BahamasGroup.com check under "Videos" watch the video Long Island VCD you will see a Marina that we have cut into our property. We still have lots of work to do, though when completed we will be able to accomodate your future yacht. The property Is a 46.656 acre point lot surrounded on three sides by the beautiful Caribbean waters, it has a Marina (still under construction) and secluded "secret coves" with elevations up to 40+feet. The surrounding 430 acres we currently have a pending sale for use as an Upscale development/resort/golfcourse project. We kept the 46.656 acres for future development with the Marina. Enjoy the video though it is quite lengthy 20minutes I believe... As we grow, our site will as well, Ihave some great ideas for it, some of which are already in development. Cheers hope all is well.
