Default Best Uses For Engaging Fans/Followers on FB & Twitter?

Just curious what your best practices are to engage your followers/fans on both facebook and twitter. Like how often are you talking about business/real estate? or do you make fun contests to engage and get communication going with your fans/followers?

I don't know if it's best but I place a specific page or new blog post from my website randomly on FB and twitter. I usually get a like or something. I'd also like to hear what others are doing and what would be best.

I use "RSS grafitti" which posts all my blog posts to my (business's) facebook page automatically with a link back to the blog. I have a regular facebook page plus a seperate page for my business. Occasionally, I share a business post on my personal page.

thanks. I guess my curiousity lies with FB pages hosting contests and giveaway to engage people and keep the communication going and active on your page drawing more 'fans'/'clients'

My sister has done a neat job with her FB page. She's a veterinarian and will do contests for cutest pet photo / funniest video etc. They go over pretty well.

I have started doing home improvement video slide shows and then posting them on my FB page. It's hard to talk about real estate all the time because people just don't want to and will just unlike.

The key to being good at Social Media is being social and not always formal. There needs to be items that draw attention, and sometimes it doesn't have to be real estate. Sometimes Ill post something about a local issue thats controversial it draws a lot of attention. Its a very careful balance...

On facebook you need to BE YOURSELF, but add character, creativity, and uniqueness to the mix. You need to stand out.

As far as what content you should be posting. I would stick with posting new listings, and maybe a sold listing every once in a while (adds social proof that you ARE selling homes)... Post comments about what is going on in your city, ask people for feedback, just be a cool person and help people out... It's human nature for them to want to return the favor...
